Relocation season peaks in late summer, when families try to land before the school year starts. The buyers who manage it well started their financing months earlier.
Here is the timeline that works.
Sixty days out: get pre-approved from wherever you are
You do not need to live in New Jersey to get pre-approved for a New Jersey mortgage. Start now, from your current address.
The value is not just speed. It is finding out early whether anything about your situation needs attention, at a point when you still have time to address it.
Using a job you have not started
If you are moving for work, your income can often be documented with a signed offer letter rather than pay stubs from a job that has not begun.
Guidelines vary. Generally the offer needs to be non-contingent, the start date has to fall within a defined window of closing, and the compensation structure matters. Salaried positions are simpler than roles heavy on commission or bonus.
If you are changing industries or moving from employment to self-employment at the same time as the relocation, that is a harder file. Not impossible, but worth discussing before you make plans.
Relocation packages
If your employer is providing relocation assistance, get the details in writing early.
How the package is structured affects your loan. Funds paid directly to you are treated differently than costs the employer pays on your behalf. Some assistance can be used toward closing costs. Some cannot.
Send us the relocation policy document when you get it. It routinely contains details that change the plan.
Carrying two housing payments
Most relocating buyers have a current home to deal with.
If you are selling, timing rarely lines up cleanly. You may need to qualify carrying both payments temporarily, or use one of the buy-before-you-sell approaches.
If you are renting out your current home, a portion of that rental income may count toward qualifying, typically requiring a signed lease and evidence of a security deposit.
If you are currently a renter, get a copy of your lease and be ready to document that your obligation ends.
Closing from a distance
You do not have to be in New Jersey to close on a New Jersey house.
Remote closings are routine now. Depending on the transaction, documents may be handled through a mail-away package, a mobile notary, or in some cases electronically.
Coordinate this early rather than the week before. Some documents require original signatures and wet ink shipped across the country takes days you may not have.
Why a local lender matters here
New Jersey has specific dynamics an out-of-state lender may not anticipate.
Property taxes are high enough here to reshape affordability, and they vary sharply between towns. A lender unfamiliar with that may pre-approve you for a number that does not survive contact with an actual listing in a high-tax municipality.
New Jersey purchases also involve an attorney and a review period at the front of the contract. A lender who has never worked in this market is learning the sequence on your deal.
We work here every day. That is worth something when your timeline is tight and you are managing a move at the same time.
Start earlier than feels necessary
Relocating buyers are handling a job change, a house sale, a house purchase, and a family move at once. Something will slip.
Build slack in by starting the financing before you think you need to. Reach out and we will map your timeline backward from your move date.
